  • 3. Make an offer — usually including a financing condition and a deposit.
  • 4. Get your mortgage approved — for both you and the property, which may include an appraisal.
  • 5. Waive your conditions — once financing and inspection conditions are satisfied.
  • 6. Sign your mortgage documents — timing depends on your financing condition.
  • 7. Arrange home insurance — your lender requires proof before closing.
  • 8. Meet your lawyer — a few days before closing, to review and pay closing costs.
  • 9. Get your keys — on closing day.
